Construction Superintendent

The Construction Superintendent manages all aspects of the assigned home building processes according to all homes’ quality standards and local building codes while adhering to budgets, maintaining the construction schedule, and providing the level of service required to achieve the established customer satisfaction goals.

Duties/Responsibilities

  • Ensure each trade’s understanding of and strict adherence to established Scopes of Work, schedules, plans, specifications, and quality standards.
  • Review all applicable job-specific information with trade contractors prior to the commencement of work.
  • Ensure conflicts with trade contractors are handled promptly and fairly.
  • Provide regular written feedback to estimating and purchasing on trade contractor performance.
  • Participate in the new trade contractor orientation process and ensure expectations are properly established.
  • Schedule and conduct all formal “points of contact,” with the customer, according to the established formats and promptly follow-up on any outstanding questions or issues
  • Ensure homes and production sites under construction are maintained in a clean, well-organized, safe and secure manner.
  • Maintain a clean, organized, and accessible field office and construction storage area.
  • Coordinate with sales to monitor and maintain the cleanliness and appearance of the model complex, all inventory homes, and construction sites.
  • Adhere to all established policies and procedures for authorization and payment of non-contract work.
  • Maintain all established erosion control measures and land development features.
  • Monitor job sites continually to identify and correct inefficiencies and waste.
  • Authorize payment only after field verification of quality and 100% completion of work.
  • Ensure material deliveries are accurate regarding quality and quantity and handle any discrepancies on site at the time of delivery or within 48 hours.
  • Ensure the proper delivery and storage of materials to guard against theft, damage, or misuse.
  • Promptly and properly communicate material variances to the Purchasing Department.
  • Properly document all material returns.
  • Review plan accuracy and properly communicate any problems to the appropriate person/department.
  • Enforce the company quality standards at all times.
  • Ensure adherence to all defect-prevention procedures.
  • Walk all homes under construction daily according to division practices and conduct in-line inspections; document all in line inspection checklists.
  • Conduct all quality control inspections in accordance with company requirements and document all quality inspection checklists.
  • Look for ways to improve quality and make recommendations to management regarding possible changes.
  • Conduct orientations on homes and ensure all items are 100% complete and signed off prior to closing.
  • Ensure all homes are scheduled with a final Quality Inspection prior to the Orientation.
  • Understand and maintain the current lead times for trade contractors and suppliers, and provide them with copies of the schedule on a timely basis.
  • Properly schedule and oversee the completion of all designated municipal inspections.
  • Properly schedule and verify the completion of all designated internal quality inspections.
  • Update division construction status reporting information according to established time frames.
  • Monitor job sites daily and address apparent safety issues immediately.
  • Hold job site safety meetings with contractors as determined by the Division.
  • Ensure any job site accidents are handled and documented in accordance with company requirements.
  • Monitor and ensure highest level of customer satisfaction.
  • Other duties as assigned.

Required Skills/Abilities

  • Understanding of contracts, plans, specifications, and regulations.
  • Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
  • Excellent communication skills.
  • Enthusiastic and personable.
  • Understanding of engineering, architectural, and other construction drawings.
  • Ability to multi-task

Experience

  • 2 years of construction experience required.
  • Construction Manager certification by the American Institute of Constructors or Construction Management Association of America preferred

Physical Requirements

  • Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
  • Must be able to lift up to 50 pounds at a time.
  • Must be able to travel locally
